Biography
Carmine Scalzi is a mortgage litigator and the Managing Partner and CEO of Scalzi Law LLP. He has practised as a litigator since 2006 and, since 2017, has focused his practice on mortgage law. He has litigated hundreds of mortgage enforcement matters involving residential and commercial properties and has appeared at every level of Court in Ontario.
His practice is focused on protecting lenders’ rights and capital. Carmine acts for private and alternative lenders, mortgage investment corporations, and other participants in the mortgage industry on enforcement, litigation, resolution, and recovery matters.
Years of dealing with mortgage disputes have given Carmine a practical perspective on where problems begin, how they escalate, and how they can often be avoided. That experience shapes his approach to each file: understand the risks, provide clear advice, and develop a strategy directed toward the client’s broader objectives. Sometimes that means negotiating a resolution. Sometimes it requires advancing a lender’s position in Court. Knowing when to take each approach matters as much as knowing the law.
At Scalzi Law, mortgage law is not one service among many. It is the focus of the firm. Carmine’s work and leadership reflect a broader view of the mortgage lifecycle, from registration and funding through resolution, enforcement, and recovery. His perspective is informed by what happens when mortgages encounter difficulty and by how decisions made earlier in the lifecycle can affect outcomes later.
Education is also an important part of Carmine’s work. Through Scalzi Law’s mortgage law education programs, he shares practical lessons with lenders, mortgage brokers, and the firm’s own team. His objective is to make complex issues understandable, help clients recognize risk earlier, and apply lessons from real matters to better decisions on the next file.
